Southwest Florida is one of the toughest climates in the country for windows. Between year-round humidity, intense UV exposure, and the occasional hurricane, windows here age faster than they do almost anywhere else in the U.S. Here are the signs worth paying attention to.

1. Fogging or condensation between the panes

If you see a persistent haze or water droplets trapped between two panes of glass (not on the inside or outside surface, but sealed between them), the insulated glass unit’s seal has failed. Once moisture gets inside a double-pane window, it doesn’t clear up — that window needs to be replaced, not cleaned.

2. Drafts you can feel near the frame

Hold your hand near the edge of a closed window on a windy day. If you feel air movement, the frame seal has degraded — common after years of UV exposure and thermal expansion/contraction in Florida heat. Drafts also let humid outside air in, which drives up both your cooling bill and the odds of mold near the window.

3. Windows that are difficult to open, close, or lock

Frames warp over time from heat and moisture. If a window sticks, won’t latch fully, or takes real effort to slide, the frame itself may be swelling, sagging, or corroding — especially in aluminum-frame windows near the coast.

4. Visible frame damage: rot, warping, or chalking

Wood-adjacent frames can rot from trapped moisture. Vinyl frames can warp under sustained heat. Aluminum frames can pit and corrode from salt air. Any of these compromise both the seal and the structural integrity of the opening — which matters a lot when wind-load performance is on the line during hurricane season.

5. A noticeably higher cooling bill

If your AC is running more than it used to and nothing else changed, aging window seals and single-pane or early dual-pane glass are common culprits. Heat gain through old glass is one of the biggest, least visible energy drains in a Florida home.

6. Outside noise getting louder

Degraded seals and thinning weatherstripping let in more than just air — sound transmission increases too. If traffic, lawn equipment, or neighbors suddenly sound closer, it’s often the same seal failure causing the draft and energy loss.

7. Your windows don’t meet current wind-load code

If your home still has original, non-impact windows from before your area’s current Florida Building Code wind-load requirements, that’s worth addressing on its own — regardless of whether the glass shows visible wear. Older non-impact windows are one of the most common weak points in a home during a storm.

What to do next

One or two of these signs might just mean a single window needs attention.
