Impact windows are built to outlast standard windows by a wide margin, but “how long” depends heavily on where in Southwest Florida your home sits and how the windows are cared for.
General lifespan expectations
Quality impact windows, properly installed, commonly last 20–30+ years before the glass or seals need attention. The laminated glass itself is extremely durable — the parts most likely to age first are the seals, hardware, and any exterior finish on the frame, not the impact-rated glass itself.

Proximity to salt air
Homes on or near the coast — Fort Myers Beach, Sanibel, Cape Coral’s canal fronts, Pine Island — see faster wear on hardware and frame finishes than inland homes in Alva or Lehigh Acres, simply from constant salt-air exposure.
UV exposure
South- and west-facing windows that get direct sun most of the day will show wear on seals and any painted or coated frame finish sooner than shaded or north-facing windows.
Installation quality
Even top-tier impact glass underperforms if it wasn’t installed with correct flashing, sealing, and structural anchoring for the opening. Poor installation is one of the most common reasons a window fails well before its rated lifespan.
How to maximize the lifespan you paid for
- Rinse salt residue off frames and tracks periodically if you’re near the coast — salt buildup accelerates hardware corrosion.
- Keep tracks and weep holes (the small drainage openings at the base of the frame) clear of debris so water drains properly instead of pooling.
- Operate locks and hardware regularly even on windows you rarely open, so mechanisms don’t seize up.
- Have hardware and seals visually checked every few years, especially after a major storm, even if the window looks fine.
Signs your impact windows may be nearing the end of their service life
Persistent fogging between panes, hardware that no longer locks smoothly despite cleaning, or visible frame corrosion are the clearest signals — even on impact-rated glass, these mean the system as a whole is no longer performing the way it was designed to.
